What does it cost to list my property?
$750 one-time setup fee. That covers building and launching your property page on Vacayge. There are no monthly fees and no annual renewals.
What fees are charged per booking?
Two fees apply to every booking: a 2.5% Vacayge platform fee, and Stripe's standard payment processing fee of 2.9% + $0.30 per transaction. Combined, the total is roughly 5.4% + $0.30 per booking. Your cleaning fee is passed through to you in full and is not subject to the platform fee.
How does this compare to Airbnb?
Airbnb charges a combined 16–20% in host and guest fees per booking. Vacayge's total cost — including Stripe processing — is roughly 5.4% + $0.30 per transaction. On a $40,000/year rental, that difference is still roughly $4,000–5,800 back in your pocket annually. Most owners are net positive after their first direct booking.
Why is there a Stripe fee on top of the 2.5%?
Stripe is the payment processor that handles all card transactions securely. Their fee (2.9% + $0.30) is charged on every card payment processed — this is standard across the industry and applies whether you use Vacayge, Squarespace, or any other platform that accepts online payments. We disclose it upfront so there are no surprises in your payout.
Is the $750 setup fee refundable?
No — the setup fee covers the work of building and launching your property page. However, given the fee savings on your first few direct bookings, the setup cost typically pays for itself quickly.
Will there be ongoing fees in the future?
Not currently. Early clients pay the one-time setup fee plus per-booking fees, with no additional charges. If a small annual maintenance fee is ever introduced, existing clients will be notified well in advance.
Getting Paid
When do I get paid after a booking?
Payments are processed via Stripe. After Stripe's processing fee and the 2.5% Vacayge platform fee are deducted, your payout typically arrives within 2–3 business days of a confirmed booking.
How exactly does the payout work?
Guest payments are collected through the Vacayge platform. We then pay out your share — the booking total minus the 2.5% platform fee and Stripe's processing fee — directly to you. The exact payout process and schedule is documented in your client agreement before you go live.
What happens if a guest cancels?
The 2.5% Vacayge platform fee and Stripe's processing fee are non-refundable in the event of a cancellation. The nightly rate refund depends on the cancellation policy you set for your property — you control this. We can help you set a policy that balances guest goodwill with your financial protection.
Guest Discovery & Bookings
How will guests find my property on Vacayge?
Direct booking sites work best for repeat and referral guests — people who have already stayed with you, or were referred by someone who has. The most effective strategy is to place a QR code at your property linking to your Vacayge page, follow up with past Airbnb guests via email, and share your link on social media. Vacayge is not a search engine like Airbnb — it is a tool to capture the guests Airbnb already found for you, and keep the fees next time.
Can I still list on Airbnb while using Vacayge?
Yes. Many owners run both simultaneously — Airbnb fills gaps with new guests, and Vacayge captures repeat and referral bookings. Over time, the ratio of direct bookings typically grows as your guest base builds.
Why would a guest trust booking directly instead of through Airbnb?
Because they already trust you. Guests who have stayed before, or who were referred by someone they know, don't need Airbnb's brand to feel safe. They're booking a specific property from a host they've already vetted.
Calendar & Double-Booking
Does Vacayge sync with my Airbnb calendar?
Yes. You paste your Airbnb iCal URL into the Vacayge dashboard and blocked dates sync automatically. The dashboard calendar shows Airbnb blocks in yellow so you can see exactly what has been imported.
Is double-booking possible?
Honest answer: iCal sync significantly reduces the risk, but does not eliminate it entirely. iCal is a polling mechanism — our system checks your Airbnb calendar on a regular schedule. If a guest books on Airbnb in the window between syncs, there is a short period where that date could still appear available on Vacayge. This is the same limitation you'd have using any two platforms without a paid real-time channel manager. The safest approach is to use Vacayge for repeat and referral guests you direct there intentionally, rather than as a competing listing for the same open inventory.
Can I block dates manually?
Yes. The dashboard calendar lets you block any date range for any reason — personal use, maintenance, holds, or anything else. Click two dates, add an optional note, and the dates are blocked immediately.
Branding & Domain
Will my property have its own website address?
Your property page lives at vacayge.com/properties/your-property-name. If you want a custom domain (like mybeachhouse.com) pointing to your listing, you can register any domain for around $10/year and set up a simple redirect — we can walk you through it. No code changes required on our end.
Will my branding be on the page?
Property pages are branded as Vacayge — your photos, your property name, and your description are front and center, within the Vacayge platform design. Think of it like a storefront in a well-designed marketplace. White-label branding (your own logo and colors) is on the roadmap for larger property managers.
Guest Experience & Support
Is there a mobile app for guests?
No app required. The site is fully mobile-optimized and works in any browser. Guests can browse, book, and pay entirely from their phone.
What if a guest has a problem during their stay?
Guest support goes through you as the property owner — the same as it does on Airbnb. Vacayge provides the booking infrastructure; the hosting relationship stays between you and your guest. We provide a support email (hello@vacayge.com) for platform-related issues.
How do guests receive check-in instructions?
Guests receive an automated confirmation email immediately after booking. You communicate check-in details directly — by email, text, or whatever method you prefer. This is the same workflow most hosts already use.
Does the site have an AI concierge?
Yes. Each property page has a built-in AI concierge that answers guest questions about check-in times, amenities, house rules, and local area recommendations. You fill in the details once via your dashboard and the concierge handles the rest. No local competitor currently offers this.
Security & Data
Is guest payment information secure?
All payments are processed by Stripe — the same processor used by Amazon, Shopify, and millions of other businesses. Card data never touches our servers. Stripe has built-in fraud detection on every transaction.
Who owns my guest data?
You do. Guest information collected through your Vacayge property page belongs to you and is not shared with other property owners or sold to any third party. See our Privacy Policy for full details.
Getting Started
How long does setup take?
Typically 24–48 hours from the time you provide your property details and photos. Your page goes live on Vacayge and you get access to the owner dashboard immediately.
What do I need to provide to get started?
Property name, location, bedroom/bathroom count, nightly rate, cleaning fee, a description, and photos. We handle the rest. The more detail you provide upfront, the better your listing and AI concierge will perform.
I'm not tech-savvy. Is this difficult to manage?
No. The owner dashboard is designed to be simple — block dates on a calendar, upload photos, update your concierge details. If you can use Airbnb, you can use Vacayge. And we are local — if you ever need help, you can reach us directly.
